The Area is located in a strategic position, approximately 4.5 km from the State Border with Austria and approximately 12 km from the State Border with Slovenia, and is located approximately 2 km from the “Tarvisio Nord” exit of the A23 Palmanova – Udine – Tarvisio motorway
- Currently, several buildings totaling 10,300 sq m stand on the Area: a large real estate complex (totaling approximately 7,900 sq m) previously used as Tarvisio railway station and decommissioned for over twenty years, and numerous other smaller buildings (totaling approximately 2,400 sq m) with original functions serving the central station with specific uses related to their operation, as well as housing for management staff, warehouses, storage facilities, workshops, commercial spaces, etc.
- The buildings are in good structural condition from a maintenance perspective, but require complete renovation for their reuse
- Of particular significance is the passage – within the Area itself – of the Alpe Adria Radweg cycle path that connects Grado (in Friuli) with the Austrian town of Salzburg in Austria, not to mention that – right within the Area – there is the junction of this cycle path leading to Slovenia, thus characterizing the Area for its strategic position from a sustainable mobility perspective
- The location, the arrangement of the buildings, and the extensive outdoor areas suggest enhancing the Area from a tourism and hospitality perspective, although various uses are permitted (residential – within certain limits, commercial and tertiary)
